Bluff Harbor Leisure Port is located in Montrose, CO, one of the nation's fastest-growing communities. We offer independent living with beautiful views and a friendly neighborhood. Our homes are double-wide manufactured homes of the highest standards situated on leased lots. The spacious clubhouse is available for neighborhood events, personal use and meetings of all sorts. There is also exercise equipment available for general use. We concentrate on an inclusive, friendly atmosphere where all are part of an independent adult community.

Under the 55 Plus designation, 80 percent of residents must be 55 or over, and residence of children is limited to two weeks a year. Each resident has the ability to landscape their own 50 x 100 foot lot, and many creative options have been pursued.  All residents abide by a clear set of covenants that are intended to preserve the character of the neighborhood. Pets are welcome, but are limited to one dog or cat per family. City and County law requires dogs to be on a leash at all times.

Montrose is a city of 14,000 inhabitants with a airport served by two commercial airlines, and with excellent general aviation facilities. As of 2005, the city and county were the 18th fastest growing metropolitan area in the United States. The city boasts a fine program of cultural events many of which are featured at the Montrose Pavilion.
